"A building is a living organism": Yurii Pecherskyi on the work of "Service Plus" and dialogue with Odesa residents

Managing a multi-apartment building is much more than cleaning entrances or dealing with emergencies. Behind every building are dozens of daily requests, technical issues, repairs and, most importantly, people who want to understand what they are paying for and what results they are getting. Our article looks at the operating principles of the Service Plus management company, its services and communication with Odesa residents.

The Service Plus management company operates in Odesa in the field of housing stock maintenance. Its work focuses on buildings and their residents: the technical condition of common property, in-building networks, improvement of surrounding areas, routine repairs and prompt responses to emergency situations.

According to the company's owner, Yurii Pecherskyi, the most important thing in a property manager's work is not simply to provide the list of services stipulated by the contract, but to remain constantly in touch with people.

"For us, every building is a separate story. It has its own problems, needs and residents. Therefore, it is impossible to manage all buildings according to a single template. We need to listen to people and understand exactly what they need," Pecherskyi says.

From a Request to a Result

One of the key components of Service Plus's work is responding to customers' requests. If an element of an in-building network breaks down, a lighting problem arises, repairs are needed or an issue with maintaining the grounds must be resolved, a resident contacts the company, after which the problem is referred to the relevant specialists.

At the company, communication with residents is considered one of the most important areas of work.

"A resident should not feel that their problem has been lost somewhere between the phone and the office. A person should receive an answer: what happened, what we can do and when it will be done," says Yurii Pecherskyi.

At the same time, the work of a management company is not limited to emergency situations. A significant part of its tasks remains unnoticed by residents as long as everything is functioning properly: building maintenance, monitoring internal networks, cleaning, seasonal work, elevator maintenance, lighting in common areas and routine repairs.

Not Just "Clean and Fix"

Modern building management also involves long-term planning. This includes identifying problem areas, repair priorities and the necessary work.

Service Plus emphasizes that residents should understand what work is being carried out in their building and why it is considered a priority.

"Our task is to explain. If today we are repairing one section of a network while postponing another task, people should know the reason. Open dialogue eliminates many misunderstandings," Pecherskyi says.

That is why, according to him, the company seeks to build interaction not merely in the format of "the resident submits a request—the company fulfills it," but as an ongoing dialogue.

Odesa Is a City with Its Own Specifics

Working with Odesa's housing stock has its own specific features. Older buildings, new residential complexes, varying technical conditions of buildings, seasonal loads and a large number of everyday issues require different approaches.

"There is no universal solution for all buildings. In some places, networks are the priority, in others—the roof, and elsewhere—landscaping and maintenance of the grounds. That is why we look at each property individually," the company's owner explains.

At the same time, he identifies not the number of completed requests but resident satisfaction and the condition of the building itself as the main indicators of performance.

"Our work begins when a person opens the door of their apartment and enters a shared space. They should see that this space matters to someone and is being cared for," says Yurii Pecherskyi.

The Property Manager and the Resident Are One Team

Interaction with active residents holds a special place in the philosophy of Service Plus. After all, the people who live in a building every day know its problems best.

In Pecherskyi's view, constructive dialogue not only helps find solutions more quickly but also makes it possible to plan the building's development for the future.

"We cannot know every issue better than the people who live in this building. That is why it is important for us to receive feedback. The property manager and the residents should be partners, not parties to a conflict," he notes.

For the management company, this means maintaining constant contact with clients, while for residents it means having the opportunity to influence which building-related issues will be addressed first.

Ultimately, the property manager’s work is not limited to emergency requests, repairs, or cleaning. It is the daily support of a large mechanism called an apartment building.

And if this mechanism operates without unnecessary noise, residents can simply live their lives. According to Yurii Pecherskyi, that is precisely the outcome that is the main goal of Service Plus’s work.
