According to the company's report, as of June 30, the total volume of future lease obligations for which payments have not yet begun rose to $329.1 billion. For comparison, in the previous quarter this figure was $196.6 billion.

The company continues to expand AI infrastructure
Microsoft noted that future lease costs will not be reflected in the financial balance sheet until the company begins making payments under the signed agreements. Most of them relate specifically to data centers, although some deals depend on meeting contractually defined conditions.
Bloomberg notes that this is the largest quarterly increase in data center lease volumes in Microsoft's history. The company continues to expand its capacity after restraining new deals for most of 2025 due to infrastructure shortages.
