Real estate market under fire: housing demand sharply increased in Kharkiv and fell in Donetsk region

In Kharkiv, housing demand increased by 48-79%, prices rose by 10%. In Donetsk region, demand fell by 38%, but prices in Sloviansk and Kramatorsk slightly increased.

After the start of the full-scale war, demand for housing in the eastern regions of Ukraine predictably fell. However, at the beginning of this year, Ukrainians began to respond more frequently to advertisements for apartment sales in the Kharkiv region, which led to an increase in housing prices in the region. At the same time, housing in the Donetsk region remains unclaimed.
This was reported by UNN with reference to OLX data.
Housing prices in the Kharkiv region increased by an average of 10%
Currently, housing in the Kharkiv region is the most sought-after. Compared to March 2024, demand in the secondary market here increased by 48%, and for apartments in new buildings - by 79%.
Against the backdrop of rising demand, prices also increased. If in 2024 the average cost of a home in the secondary market was 751 thousand UAH, now it is 830 thousand UAH, which is 10% more.
An apartment in a new building in Kharkiv in 2024 cost 1.1 million UAH, and in 2025, the purchase of such housing will cost an average of 1.2 million UAH. This means that the increase in value in this category of housing is also 10%.
In the Kharkiv region, housing prices also increased, in particular, the cost of apartments in the secondary market increased by 8%: from 734 thousand UAH to 791 thousand UAH.
In the Donetsk region, demand for housing decreased
In the Donetsk region, on the contrary, demand for housing in the secondary market decreased by 38%. At the same time, the average cost of a home increased, albeit insignificantly.
Thus, apartments in Sloviansk became 9% more expensive. Currently, housing can be purchased for 359 thousand UAH. In Kramatorsk, prices jumped by 3%. For the purchase of housing there, one will have to pay about 333 thousand UAH.
Fewer housing advertisements
According to OLX data, at the beginning of 2025, there is a decrease in housing sales offers in the eastern regions.
For example, in Kharkiv, the number of sales advertisements decreased by 25% in the secondary market compared to March 2024, and by 26% in new buildings compared to March 2024.
In the Donetsk region, the total number of sales advertisements decreased by 53%.
In cities: - 9% in Sloviansk and -59% in Kramatorsk.
