The rental market "froze" until spring: the expert named the cities where it is still active

The demand for rental real estate has changed significantly: tenants are less likely to choose Old "Khrushchevki" and panel houses, preferring more modern projects. But the active rental market is concentrated in large hubs, such as Dnipro, Poltava and Kropyvnytskyi.

Why apartments below the 7th floor have become the most popular, how seasonality affects and which cities still hold demand - said communication strategist in the segment of residential and commercial real estate Victoria Bereshchak in an exclusive comment to the journalist UNN.

Now tenants do not look at super-old buildings, but still they look at special projects of the 80s and 90s, or already at brick houses in the 00s. Of course, within the limits of their budgets, people can also choose apartments in "panels and Khrushchevki"

Victoria says.

According to her, tenants still look at apartments from the 1st to the 7th floors, which is due not only to blackouts, but also to security factors.

"There was seasonality for rent before the war, but it was hit by covid. Students stayed at home and did not rent apartments and people did not return to work in big cities and this hit the seasonal factor. The market was unclear, but already in 2023 and 2024 we are seeing a return of seasonality," the expert says.

She is convinced that this is due to the ridiculous form of study at universities and the return of expats to big cities.

"Somewhere until mid-October, the rental market was very active and here the price increase for liquid companies reaches +15% in relation to the dollar. But as a rule, when the heating season begins, the market freezes. Now there are no free price fluctuations in the rental market," Victoria said.

The expert says that the active rental market is present only in Hub regions:

The market can be active only in Hub regions, that is, where there are host communities where IDPs come. Now it is primarily Dnipro, Poltava and Kropyvnytskyi. It is these regions that have an active rental market, and all the others are still frozen until spring.
