Despite the war, the Ukrainian real estate market continues to recover. In some cities, apartments have significantly increased in price over the past year due to high demand and a shortage of supply, while in others, prices remain at a minimum level due to proximity to the front line. UNN has collected current data on housing costs in various regions of Ukraine and found out where it is most expensive and cheapest to buy an apartment today.
Kyiv holds the first place in housing costs
The capital traditionally remains the most expensive city in Ukraine for purchasing real estate. According to market analytics data, the average cost of a one-bedroom apartment on the secondary market exceeds 90 thousand dollars, and the average price per square meter approaches 2 thousand dollars. The most expensive district remains Pechersk, while the most affordable is Desnyansky.
High prices are explained by the concentration of jobs, businesses, government institutions, and stable demand even in wartime conditions.
Western Ukraine continues to get more expensive
Over the past two years, apartments in the west of the country have increased the most in value.
Uzhhorod remains one of the most expensive regional centers. Due to business relocation, significant domestic demand, and proximity to EU borders, prices here have practically approached Kyiv levels.
Housing is also expensive in Lviv, where consistently high demand is supported by local residents, as well as internally displaced persons and investors. The cost per square meter in new buildings has long exceeded the psychological mark of one thousand dollars.
The group of cities with the most expensive real estate also includes Ivano-Frankivsk, Chernivtsi, Ternopil, and Vinnytsia, where prices continue to gradually rise.
Odesa and Dnipro remain among the most expensive
Despite constant Russian shelling, Odesa maintains high positions in housing prices. The reason is the limited supply of quality real estate and its status as one of the country's largest economic centers.
Dnipro also demonstrates high apartment costs, remaining an important industrial and logistics center of Ukraine.
The cheapest housing is in the front-line regions
The lowest prices are recorded in cities that regularly suffer from Russian attacks or are located near the front line.
The most affordable housing can currently be purchased in Zaporizhzhia, Kharkiv, Sumy, Kherson, and Mykolaiv.
In some cities, the average cost of a one-bedroom apartment remains several times lower than in the capital. For example, in the Zaporizhzhia region, the average price of a one-bedroom apartment is about 16 thousand dollars, which is the lowest among the regions of Ukraine.
The main reason remains security risks, which significantly affect demand.

The market continues to recover
Analysts note that demand for housing in 2026 is gradually growing. This especially applies to western and central regions, where the state program "eOselia" is more active, and developers are resuming the implementation of new projects. At the same time, in front-line regions, the market remains weak due to security risks and limited demand.
